Changes to the 'Strata Act'

The NSW Government has approved some changes to the Strata Schemes Management Act,
1996. The changes commenced on 1 August, 2008.
See the changes here .The changes will:

1. Require owners corporation executive committee candidates and members to disclose personal
and business connections with the scheme’s developer, builder or building caretaker/manager

2. Clarify that the provisions applying to caretakers apply to anyone carrying out that role,
regardless of whether they are known as caretakers, building managers, or by any other title

3. Remove the current exemption which enables exclusive use by-laws about parking to be
made during the initial period

4. Prevent building developers from exercising proxy voting rights obtained through contractual
arrangements

5.Create a statutory right for an Office of Fair Trading inspector to inspect common property
building work on the invitation of individual owners

Smoke Detectors
Do you know that you must have smoke detectors installed to all residential properties. Please ensure that you renew the battery installed to a smoke detector at least once each year.

Executive Committee Members

If you are a member of the Executive Committee, it is highly recommended that you ensure the Owners Corporation takes out Office Bearers Liability insurance. This insurance is discussed at each AGM.

Contents Insurance

A number of unit owners are not aware that the Owners Corporation Insurance does not cover carpet, paint and other personal property or liability claims inside their unit.

In the event of a roof leak, sewer overflow, burst water pipe etc in a unit, the Owners Corporation is not able to pay for your costs in repairing any damage to items other than common property.

We strongy recommend that you contact your insurance company or broker to arrange a suitable insurance policy for your requirements.
